Q: How does CPM find tenants that will pay the rent on time and not damage the property?

A: CPM screens its prospective tenants by obtaining credit reports and checking references, and making use of other proprietary sources of information, as may be appropriate to the situation. While CPM can never guarantee the future conduct of a prospective tenant, we believe the tenants past history is the best predictor of the future.

Q: As a tenant, how do I know I will get my security deposit back when I move out?

A: Before you move out, CPM on your request will walk through the premises with you and point out any condition or damage which would be the basis for a deduction from your security deposit. That way, you have a chance to repair the damage or eliminate the condition before you turn in your keys. At CPM, we want to return your deposit, because that means you have left the property in good shape and ready for the next tenant.

Q: Im a landlord, What happens if the tenant stops paying rent?

A: CPM is co-owned and operated by a real estate attorney with 30 years experience. CPM will contract with the law firm of Johanson Koons & Constantino LLP to evict your client as quickly and efficiently as the law allows. Usually we regain possession within 20 days from the date the tenant fails to respond to a 3-day notice to pay rent.

Q: As a landlord, I have been managing my own rentals for years. Why should I switch to CPM?

A: If you have managed your own properties without any problems, you are probably just very lucky. All it takes is one bad tenant to make a financial nightmare. CPM carefully screens tenants, and then closely monitors their rent payments. CPM does not allow itself to be strung along by repeated false promises of defaulting tenants. We have landlord clients whose tenants are thousands of dollars behind before they come to us. That would never happen with CPM managing the property
